A place full of stories that was a corridor for the movement of cattle to and from Argentina, used by the old ranchers, gauchos and tropeiros of the area and also a pole of attraction for adventurers and explorers interested in discovering Patagonia.

The owners of these lands acquired them by inheritance from their courage settlers parents and grandparents who received these lands through the land concession of 1903.

Its surroundings are a paradise for fly fishermen and it is located near the border with Argentina, at the Appeleg Pass, km. 55 off Route X-25.

In this beautiful place full of stories, is this property of 150 hectares on the bank of the Cáceres River, one of the most oustanding rivers in the area due to its pristine waters and unique flora surroundings.
The property has native forest with beautiful Patagonian species such as Lenga and Ñire, typical Patagonian pampas and soft slopes with wild fruits (strawberries and calafates). Scenic views to the Lake are magnificent. This area (Lago Verde) soon will be connected to La Tapera village through the construction of a new bridge. The area is a natural enviroment with easy water collection by hydraulic pump and wind or photovoltaic electrical energy. It is located 9 km from Villa Tapera and 62 km from Villa Amengual. In the sector you can get satellite internet at a monthly cost. The Cáceres River is excellent for salmon flyfishing, has crystal clear waters and constant flow.

The property has a beautiful lenga forest that covers 2 thirds of its surface. A beautiful centennial deciduous species that can reach up to 98 feet in height. Lenga is a very good quality wood that is used for the construction industry and for making fine furniture.

The place has ideal characteristics for a second home like a mountain refuge, away from the rest of the world. Electricity should be obtained through solar panels and water prings or rainwater harvesting. If you want to be connected to the internet, it is possible through satellite signal.

The property can be used for tourism purposes, to live the Patagonia experience or for productive forestry or sheep production.

Accessibility

Balmaceda Airport: 260 kms away where commercial airplanes land.
La Tapera Aerodrome: located in the same town. With a length of 1,000 mts.
Villa Amengual: 53 km distant, in the middle of Carretera Austral or Route 7.
Puerto Cisnes: 115 km away. Ferries departing from the cities of Puerto Montt, Castro and Quellón arrive at this port. You can board the ferry with your vehicle and get off at Puerto Cisnes to continue touring Patagonia.
From Coyhaique to the property there is a distance of approximately 260 kms, of which 75% is paved, 20% is gravel and 5% is a track for 4×4 vehicles.
The road from Route X-25 in Villa La Tapera to the property is currently under construction and the section that will pass through this property is projected to be ready in December 2023.

Services

In La Tapera and Villa Amengual, it is possible to find basic commerce and primary health care services. There is no gas station.
In Puerto Cisnes you can to find a hospital and more services as a gas station, ATM.
In Coyhaique it is possible to find practically everything, it is a more developed city.

Attractions

Tropera Route, 70 kms that joins beautiful Lago Verde with Villa La Tapera, either on foot or on horseback, which takes between 3 and 5 days.
Fly fishing in the Cisnes River watershed.
Visit the foundation house of the Estancia Río Cisnes, declared a historical monument. If you go in December, you can take part in the typical traditional farm activities of the area, such as sheep shearing.
Visit the Lago Carlota National Reserve, ideal for camping and trekking.
The panoramic views of the Solis and Lomas Bajas lakes.
Enjoy the route from Villa Amengual to La Tapera and see the gradual transition from forest to steppe. An unmissable stop is the El Diablo viewpoint.
