Property Description

A truly unique place on the Isla Grande de Chiloé in Insular Patagonia, where its guests will connect with nature, rest and renew themselves but with the comfort of being within reach of everything.

The hotel activity developed in this complex is conceptually based on nature tourism, privacy, development of knowledge about the native flora and avifauna of the Chiloé Archipelago.

The hotel project was developed with the supervision and collaboration of CONAF through a management and conservation plan of the native island forest and the subsequent development of trails and viewpoints located in different parts of the property, this collaboration between public and private entities was the basis for the creation of the project.

This tourist complex is located less than 7 km from the city of Castro, the provincial capital of Chiloé, between Route 5 and the new Castro bypass, and therefore has two main alternatives for access.

It is located in an area of natural rural surroundings around the city that also borders on more than 50% of its boundaries with one of the important rivers of the commune, Rio Bravo river which articulates the proyect runs through the property and gave inspiration to its name.

The 3.9 hectares of land was entirely worked with manual thinning and its boundaries fenced, except for the natural boundary of the river.

The existing constructions in the project are based on traditional architecture (palafitte typical Chiloé type) developed with high quality materials such as native wood (cypress, mañío and coihue) or treated wood, high quality metal carpentry and continuous thermal insulation.

The groundwater rights to the wells and streams of the river are legalized and registered with the relevant authority and are part of the assets for sale.

 

These rights are consumptive and non-consumptive and can be used for both consumption and electricity production and even aquaculture projects for salmonids and cold water ornamental fish.

The heating systems in all the rooms are high-efficiency (Class A) electrical systems with top-quality brand equipment with minimal maintenance costs and long service life.

The LPG (gas) installations are subway and fed from a 4,000 liter tank that provides great autonomy for a long time without the need for constant refills.

The electrical installations are subway and fed from a 30 KVA transformer and a photovoltaic solar backup system. The water necessary for the operation is obtained from 5 deep wells of 23, 48, 50, 5 and 120 meters deep. The latter is equipped with an electromechanical pumping lift to facilitate a quick change of equipment. The water is purified in a multilayer filter with an efficiency of 1.4 l/sec and the storage capacity is 43,000 liters. Distribution is by gravity without the use of pressure equipment, which minimizes operating costs, and the entire process is automated.

The pumping systems are redundant, thus increasing water availability despite possible equipment failures.

Chiloé has a growing added value thanks to the revaluation of green spaces and nature, the increase of tourists in the post-pandemic period, and the many attractions of Insular Patagonia. These factors are always a focus of attraction for tourists and investors. It is also a sector free of indigenous conflicts, which makes it a safe place to vacation.

Nowadays it is very easy to get to Chiloé by plane, bus or private vehicle.

Chiloé is not only a piece of land, it is a cultural, historical, gastronomic, architectural and natural heritage. In addition to the rise of the dollar, which has favored domestic tourism, Chiloé has become one of the most chosen long-stay tourist destinations with a sustained growth of visits, even in winter months. In the summer of 2022 it was the second most visited place in Chile. Castro, the provincial capital, is the city that receives cruise ships in the Archipelago.

Rio Bravo has a strategic location, in the center of Isla Grande de Chiloé, meters from Route 5 and the new by pass and no more than 9 kms from the center of the provincial capital of Chiloé.

Rio Bravo has quality lodging, in separate family units according to current sanitary standards (a need not covered by the current supply in the area), near the business center of the island, which has made it an ideal destination for business delegations, where they find proximity to services, rest and spaces for sightseeing and sport fishing.

From Castro to the property there is a distance of approximately 7 km, of which 98% is paved, 2% is gravel.

In Castro, the closest town to the property, it is possible to find absolutely everything. There is a hospital, supermarkets, specialized stores, mall, port for all types of boats, schools, high school, universities, banks, ATMs, airport, gas stations and much more.

Infrastructure

The project consists of 12 equipped and furnished cabins of different sizes and capacities, most of which have jars. The maximum lodging capacity is 61 people. With projection of growth up to 20 cabins.
It has a beautiful house of 210 sq. mts., also with its own water tank, 3 bedrooms, 3 bathrooms, 1 office or fourth bedroom, pantry, living – dining room, separate kitchen.
A multipurpose room of 40 mts2 that can be used as a projection room, with bathroom, kitchenette area, enabled for 30 people in normal sanitary conditions. It also has storage rooms, laundry and ironing room and reception.
A lagoon with more than 300 koi fish of 250,000 liters where visitors are shown the process of breeding and reproduction of these. This is the only place in Chiloé where passengers have this experience.
The area surrounding the cabins consists of 3.9 hectares where a private park was developed with a circuit that runs through the fish lagoon, walkways, trails through the forest, terraces on and along the river, a large suspension bridge, sport fishing areas where it is possible to fish for trout and get the necessary relaxation to disconnect from the routine.
